Cape Coral was founded in 1957 by real estate developers Leonard and Jack Rosen, who purchased 103 square miles of scrubland and began marketing it as a "Waterfront Wonderland" through an ambitious advertising campaign. The Rosens dredged canals to create waterfront lots, selling parcels through a nationwide campaign that attracted thousands of buyers.

The city was incorporated in 1970 and grew steadily as retirees and snowbirds purchased canal-front homes. Growth accelerated dramatically in the 2000s housing boom, and despite the 2008 crash — which hit Cape Coral harder than most cities — the city recovered and resumed explosive growth. The Pine Island Road corridor and Del Prado Boulevard developed into major commercial corridors, Lee Health opened Cape Coral Hospital, and the city's population surpassed 200,000 — larger than many traditional Florida cities.
